New General Manager

 Say hello to our new General Manager:  Kevin Stroud


Kevin held a Palm Creek Community Meeting with residents in which he introduced himself and gave an overview of Sun Community rules and regs plus discussed other important topics.  He says he will hold this type of meeting monthly and will provide an opportunity to answer questions from residents.  He also said he would send a recap email following each meeting to all residents who have an active email address in our system.  

I was VERY impressed when we received the following email from him that very afternoon.  He even attached his email address at the bottom and welcomes residents to contact him directly when needed.
Thank you to everyone who attended our first monthly community meeting this morning. I truly appreciate the warm welcome I have received since arriving at Palm Creek and enjoyed the opportunity to meet many of you.
Moving forward, these meetings will be held monthly and will provide an opportunity for me to discuss important community topics, share updates, and answer questions from residents. After covering scheduled topics, I will open the floor for discussion and questions. In addition, we will hold an evening meeting once each quarter for residents who are unable to attend the morning sessions.
To help keep everyone informed, I will also send a recap email following each meeting to all residents who have an active email address in our system.
Below is a summary of the topics discussed during today's meeting:
Communication
I firmly believe that open communication between management and residents is one of the keys to a successful community. My door is always open, and I encourage residents to stop by the office or send me an email if there is anything they would like to discuss. We may not always have an immediate answer, but we will always listen and work toward a solution.
Fair and Consistent Enforcement
Our goal is to be fair and consistent when implementing resort rules and regulations for all residents and guests. Consistency helps ensure everyone is treated equally and contributes to a positive living environment.
Rules and Regulations
There may have been different versions of rules circulating in the past. Palm Creek will operate under one official set of Rules and Regulations. These rules are dated, available in the office, and attached to this email for your reference.
If you have questions about any rule or would like clarification, please contact the office.
Resort Identification
Please remember to wear your Palm Creek ID when attending community events and functions. Residents may be denied entry without proper identification.
Parking
Per the Rules and Regulations:
  • Sites are limited to two vehicles per site.
  • Golf carts do not count toward the vehicle limit.
  • All vehicles, including golf carts, must be parked within designated parking areas on the site.
  • Vehicles may not be parked on streets or landscaped areas.
Respect Your Neighbors
Please be mindful of your neighbors and observe quiet hours from 11:00 PM to 8:00 AM. This applies throughout the resort and helps ensure everyone can enjoy a peaceful environment.
Feral Cats
Residents are reminded not to feed feral cats within the community. While I am open to discussing potential solutions for managing the current situation, feeding feral animals is a clear violation of the resort's Rules and Regulations.
Pets
Please remember:
  • Pets must be cleaned up after immediately.
  • Pets must remain on a leash while walking throughout the community.
  • Residents are limited to a maximum of two pets per site.
While your pet may be friendly, others may not be, and leash requirements help create a safer environment for everyone.
Speed Limits and Traffic Safety
Please observe all posted speed limits throughout Palm Creek.
This applies to all motorized vehicles, including:
  • Automobiles
  • Golf carts
  • E-bikes
  • Scooters
  • Other motorized transportation
These rules exist for the safety of everyone in the community, including residents walking their pets or enjoying morning and evening strolls. Wearing reflective clothing or carrying a flashlight during low-light hours is also encouraged.
Site Standards
Residents are expected to maintain their homes and sites year-round, including landscaping and general upkeep. The resort will continue issuing reminders and violations for sites that do not meet community standards.
Preparing to Depart for the Season
Before departing at the end of the season, residents must properly store all outdoor items. Tables, chairs, and fire pits may remain outside, but other items should be stored away.
Please note that the resort may dispose of items left outside after residents have departed. This requirement will be actively enforced following the upcoming season.
Rent Payments and Late Fees
Site rent is due on the 1st of each month and is considered late after the 5th.
Late fees are automatically applied on the 6th of the month to resident accounts with a balance greater than $50.
Social Media and Nextdoor
If you have a concern, question, or issue that requires resolution, please contact the office directly.
Management will not engage in discussions on social media platforms, including Nextdoor. The fastest and most effective way to resolve concerns is by speaking directly with our team.
Water Outage Update
Unfortunately, there will be another community water outage tomorrow.
The outage is necessary to repair backflow equipment and water lines that were damaged during the previous shutdown. Because portions of the infrastructure were not originally designed with isolated shutoff valves, repairs currently require larger sections of the resort, and sometimes the entire community, to be shut down.
We have already begun adding additional shutoff valves and will continue doing so to reduce the need for resort-wide outages in the future.
While the planned outage window is 6:00 AM to 3:00 PM, we do not anticipate water being off for the entire duration. We would rather under-promise and over-deliver whenever possible.
Internet Service Information
Dish Network is currently the only wired internet provider available through Palm Creek.
Residents are not required to use Dish Network and may choose any wireless internet provider they prefer.
If you are experiencing service issues with Dish Network, please notify the office so we can communicate concerns to their team. Please note that Dish Network does not always have a technician immediately available within the community.
Notify the Office When Departing
If you plan to leave Palm Creek for a month or longer, please notify the office before departing.
This helps us ensure your account is handled correctly and may allow certain charges to be paused while you are away. We also encourage residents to verify that the office has their current mailing address, phone number, and email address on file.
Season Tickets
The upcoming entertainment and activity schedule will be released this Friday.
Season tickets will go on sale beginning September 15th.
All tickets will be digital this year. Residents who need assistance with the new process are encouraged to visit the Activities Office.
Resident Referral Program
Did you know you can earn account credits by referring new residents?
Residents who refer someone who purchases a home or becomes an annual RV resident may receive a credit ranging from $250 to $1,000 applied directly to their Palm Creek ledger.
